EICR Certificate Management for Landlords

Published: April 2026 · Reading time: 6 minutes

The EICR is easier to forget than an annual gas check because it generally comes up only every five years. Here is what it covers and how to keep it current.

What Is an EICR?

An Electrical Installation Condition Report is a formal inspection of fixed electrical installations, including wiring, sockets, fittings and the consumer unit. Private landlords in England must arrange one at least every five years and provide copies as required.

What Happens If Your EICR Expires?

Consequences can include council penalties, licensing and insurance problems, an inability to re-let, and increased risk to tenant safety.

What Does a Valid EICR Look Like?

C1 means danger is present, C2 means potentially dangerous, C3 recommends improvement, and FI requires further investigation. C1, C2 and FI findings must be resolved for a satisfactory report.

How to Track and Manage Your EICR

Use calendar reminders, a maintained spreadsheet, or compliance management software. Whatever the method, record the inspection and recommended re-inspection dates and allow time to book a qualified electrician.
